All lots require a planning permit under the Environmental Significance Overlay (ESO) placed on the overall Estate. An application must be approved by council before construction commences. The building envelopes are to be used as a guide only, the planning permit will override all siting recommendations by the DAP team.
Any lot under 300m2 in size, requires a planning permit for being under 300m2, in addition to the ESO planning permit.
Mandated endorsed building envelopes are applicable for lots 313-318, 527-533, 628-634 only.
The DAP Approval is required to be issued prior to any planning permits being applied for.
Council has indicated that their minimum requirements (beyond guideline requirements and DAP approved drawings) for a planning permit application to include;
- The Final Survey (that include levels to Australian Height Datum) is required to be on the site/elevation plans for an Approval to be issued.
- The areas of cut and fill clearly identified and dimensioned on plans
- A separate fully dimensioned fencing elevation plan showing any existing and proposed retaining walls and fencing.
- Landscape plans that show plantings, ground covers and surface finishes across the whole site with indigenous species (in the front, rear and side setbacks), with the planting of two medium sized canopy trees capable of reaching a height of 8 metres and width of 6m metres at maturity (1.5m high at the time of planting) per site. The amount of each specie and the common name and the botanical names are required.
- Each elevation must show the orientation, north, south, east west.
- The corner splay or area adjacent to the driveway must be have proposed landscaping/planting of maximum 600mm in height at maturity and clear of visual obstructions.
- Due to Council planning requirements, Gas appliances may not be able to be installed, please see further clarification from Council.
Each DAP application must have the above information on the plans to be approved.

There is no connections to Recycled Water (purple taps) in the estate therefore, other water saving requirements are to be met as per the current building regulations.
